Test the proposition before committing
Clarify intended guests, service level, operating assumptions and demand uncertainty. Compare new construction with conversion or phased development. Confirm who approves investment and changes through the project charter. Investigate land rights, access, utility capacity and potential planning, building or operating approvals against local requirements. An attractive concept alone does not establish commercial feasibility.
Connect design to opening preparations
The planning guide helps link feasibility and initiation with design, procurement and construction. Agree the operator's requirements before fixing room layouts, service routes and systems. Coordinate furniture, fixtures and equipment with building work. Use a representative room review to resolve repeated details before wider installation. Plan testing, staff preparation, handover and closeout alongside construction rather than leaving them until the end.
Bring the operator into real decisions
The sponsor and operator agree responsibilities for the guest experience and opening preparation. Project management coordinates designers, cost and procurement specialists, contractors, operations and maintenance. Identify who reviews room functionality, housekeeping access, deliveries and service spaces. Clarify who can accept work and who authorizes changes, using the actual contracts rather than assumptions based on job titles.
Check whether a finished room is usable
A room may look complete while water, ventilation, access control or maintenance access remains unresolved. Changes to repeated room details can multiply cost and disruption. Track room and system readiness separately, record defects and define the evidence needed for acceptance. Marketing an opening date does not itself prove that required approvals, operational preparations or safety checks are complete.
Keep a clear path from requirements to handover
A design brief records agreed needs and boundaries. A commissioning plan connects system tests and responsibilities to readiness decisions. Use the project management package for supporting controls. At handover, transfer operating records, training and outstanding actions. Close contractual and project records in the agreed sequence, capture lessons and assign responsibility for reviewing service performance after opening.
